On the other, you’ve got a brand-new construction in Midland with a sparkling white kitchen, pristine floors, and zero projects on the horizon. The prices are wildly different, and you’re stuck.
Sound familiar? The classic debate between buying a fixer-upper and a move-in ready home is one almost every buyer in Columbus faces. One promises the dream of a custom home at a bargain price; the other offers the siren song of convenience. But which one is actually the right move for you? Let’s be honest, the answer you see on a 30-minute home renovation show isn’t always the full picture.

The Joy of "Turnkey": The Case for Move-In Ready
Let’s be real, the idea of a move-in ready home is incredibly appealing. A "turnkey" property means you can close on a Friday and have your housewarming party on Saturday. All you need to do is unpack the boxes and start living your life.
This is a huge advantage for many people, especially:
- Busy Professionals: If you’re moving to Columbus for a job at Aflac, Fiserv, or TSYS, you probably don’t have time to manage a full-scale renovation. You need to get settled and focus on your new career.
- Families with Young Kids: The thought of living in a dusty, hazardous construction zone with little ones running around is a nightmare for most parents. A move-in ready home means instant stability and safety.
- Military Families PCSing to Fort Moore: When you have a limited timeline on a PCS move, convenience is everything. Finding a home, whether it's in Phenix City or North Columbus, that’s ready to go means one less massive stressor on your plate.
With a move-in ready home, your costs are predictable. You know your mortgage payment, and you can budget for utilities and other standard homeownership costs without a massive, looming renovation bill. You can move right in and start enjoying weekends walking the RiverWalk or grabbing brunch at The Banks Food Hall instead of spending them at a hardware store.
Sweat Equity & Your Dream Home: The Fixer-Upper Argument
On the flip side is the fixer-upper. These are the homes that need a little (or a lot) of love. They might have great curb appeal but are dated inside, or maybe they just need a complete cosmetic overhaul. So why would anyone sign up for that?

- Building Instant Equity: This is what we call "forced appreciation." You’ve just created $30,000 in equity with your own effort and investment, something you can’t do with a turnkey home.
The Reality Check: What the TV Shows Don’t Tell You
Before you start swinging a sledgehammer, we need to have a little heart-to-heart about the realities of a renovation.
For Fixer-Uppers:
- The Budget: Whatever you think your renovation will cost, add 20-25% to it. Seriously. Unexpected issues always pop up. You might open a wall and find termite damage or outdated electrical wiring that needs to be brought up to code. This contingency fund is non-negotiable.
- The Timeline: A kitchen remodel isn’t a weekend project. Finding a reliable contractor in Columbus who isn’t booked out for months can be a challenge in itself.
