So, you just got your orders for Fort Moore. Welcome to Columbus! It's a fantastic city, and I'm not just saying that because I sell houses here. Now, let's talk about one of the biggest questions military families have when they PCS (Permanent Change of Station): "How does my Basic Allowance for Housing (BAH) work, and can I really buy a house with it?"

It’s a great question, and the short answer is yes, you absolutely can. Think of your BAH as a powerful tool in your home-buying toolkit. But like any tool, you need to know how to use it right. Let's break down how your Fort Moore BAH can help you stop paying rent and start building your own equity while you're stationed here.

What Exactly is BAH?

First things first, let's clear up any confusion. Your BAH is a monthly allowance from the U.S. military to help you cover housing costs when government quarters aren't provided. It's not a loan; it's part of your compensation, and it's tax-free, which is a huge plus.

The amount you receive depends on a few key things:

  • Your Rank: A Captain (O-3) gets a different amount than a Sergeant (E-5).
  • Your Dependency Status: Do you have dependents (a spouse, children)? You'll receive a higher "with dependents" rate than a single service member.
  • Your Duty Station: This is the big one. Your BAH is calculated based on the average cost of rent and utilities in the specific area around your base. So, the BAH for Fort Moore is tailored to the Columbus, GA, housing market.

It’s designed to cover about 95% of the average rental costs for a certain type of property in the area. That said, you are not required to spend it on rent. If you can find a housing situation that costs less than your BAH, you get to pocket the difference. And that, my friends, is where homeownership comes in.

Turning Your BAH Into a Mortgage Payment

Here's where it gets exciting. Instead of handing your BAH over to a landlord every month, you can use it to pay your own mortgage. When you apply for a home loan, lenders see your BAH as stable, reliable income. This makes a huge difference in your loan qualification.

Let’s say your BAH is $1,500 a month. A lender will factor that directly into how much you can afford for a monthly mortgage payment. Often, that BAH payment can cover a significant portion, if not all, of your monthly mortgage payment (which includes principal, interest, taxes, and insurance, often called PITI).

Think about it. You could rent a home in North Columbus for $1,600/month, or you could potentially buy a home with a similar monthly payment. The difference? At the end of your three or four years at Fort Moore, you walk away with something to show for it—equity!

Here's the thing to remember: Your BAH is calculated for the Columbus, GA (GA091) Military Housing Area (MHA). It doesn’t matter if you decide to live just across the river in Phenix City, Alabama. You still get the Fort Moore BAH rate. This gives you a lot of flexibility to find the right home in the right neighborhood for your family, whether that's a newer build in Midland, a classic brick ranch in Green Island Hills, or a spot with more land out in Harris County.

Making the Numbers Work in Columbus

So, what can you actually afford? Let's get practical.

Let's say you're an E-6 with dependents. In 2024, your BAH at Fort Moore is somewhere around $1,611 per month. An O-3 with dependents is looking at about $1,881. (These numbers change yearly, so always check the latest BAH Calculator for your specific rate).

Using that $1,611 as an example, that could comfortably cover the PITI on a home in the $225,000 - $250,000 range, depending on property taxes, interest rates, and your down payment. And thanks to the VA Loan, you might not even need a down payment!

Here are a few tips for making your BAH go further:

  • Get Pre-Approved for a VA Loan: This is your golden ticket. The VA loan allows you to buy a home with zero down payment and no private mortgage insurance (PMI). This dramatically lowers the cash you need to bring to closing. I work with some fantastic local lenders who specialize in VA loans and can walk you through the whole process.
  • Factor in Other Costs: Your mortgage isn't the only expense. You'll have utilities (Georgia power bills in the summer can be a surprise!), potential HOA fees in neighborhoods like Maple Ridge or Old Town, and maintenance. I always advise clients to budget about 1% of the home's value per year for maintenance. So for a $250,000 house, that's around $2,500 a year, or about $208 a month.
  • Think About Your "Break-Even" Point: When you buy a home, you have closing costs—typically 2-4% of the purchase price. We need to figure out how long you need to own the home before its appreciation covers those initial costs. In a stable market like Columbus, this is often around the 2-3 year mark, which lines up perfectly with a typical military assignment.

What This Means For You

Using your BAH to buy a home near Fort Moore is one of the smartest financial moves you can make for your family. Instead of throwing away thousands of dollars in rent over your tour, you can start building wealth.

When it's time to PCS again, you have options. You can sell the home—and hopefully walk away with a nice check from the equity you've built. Or, you could decide to keep it as a rental property, turning it into a long-term investment and source of passive income. The Columbus rental market is strong, thanks in large part to the constant influx of soldiers and students.

Choosing the right home in the right location is key. A home in a desirable school district like Northside or Harris County will be easier to sell or rent later. A home that’s a short drive down I-185 to the main gates of Fort Moore will always be in demand.

Feeling overwhelmed? Don't be. That's what I'm here for. My job is to help you understand all the moving parts, from connecting you with a great VA lender to finding a home that fits your family and your budget.
