Here’s the thing: your mortgage payment is made up of four parts, often called PITI:

  • Principal: The part of the payment that pays down the actual loan balance.
  • Interest: The cost of borrowing the money.
  • Taxes: Local property taxes.
  • Insurance: Your homeowner's insurance policy.

When you rent, that money is just... gone. But when you buy, a portion of every single payment (the principal part) goes toward paying down your loan and building equity. It’s like a forced savings account. That equity is your money. When you get your next set of orders in 3-5 years, that equity comes back to you when you sell.

So, what does this look like in the real world here in Columbus and Phenix City? The great news is that our area is one of the more affordable markets in the country, especially for the quality of life you get. Your BAH can do some serious work here.

Let's say you're an E-6 with dependents. Your BAH might be around $1,600 a month (rates change annually, so always check the latest charts). Could that cover a mortgage on a great family home? You bet.

Depending on the home's price, your interest rate, and property taxes, a $1,600 payment could comfortably correspond to a home in the $250,000-$275,000 price range. What kind of house does that get you in our area?

  • In North Columbus, you could find a beautiful, well-maintained brick ranch in a neighborhood like Brittney Place or Upatoi on a nice spacious lot.
  • Looking for something newer? Head out towards Midland, and you can find newer construction in family-friendly subdivisions, often with community pools.
  • Willing to cross the river into Phenix City, Alabama? Your money can go even further. You might find a larger home for the same price, and you're still only a 15-20 minute drive from the main gate of Fort Moore, passing by the National Infantry Museum on your way.

Imagine this: instead of renting an apartment, you could own a home with a backyard for the dog, a garage for your projects, and the freedom to paint the walls whatever color you want. You could be minutes away from grabbing a coffee at Fountain City Coffee downtown before taking the family for a Saturday stroll on the RiverWalk. That's not a pipe dream; it’s a totally achievable reality for many military families at Fort Moore.

The "Rent vs. Buy" Debate for a 3-Year Tour

I get this question all the time: "Jonathan, we're only going to be here for three years. Does it really make sense to buy?"

It's a fair question! The traditional advice used to be that you needed to stay in a home for 5-7 years to break even. But that advice doesn't always account for the unique financial tools available to military families—namely, the VA Loan and BAH.

Hear me out. Let’s do some quick, "back-of-the-napkin" math.

  • Renting: If your BAH is $1,600/month and you rent for 3 years, you will have spent $57,600 with nothing to show for it at the end. That money is gone forever.

  • Buying: Let's say you buy a $250,000 house using a VA loan (with 0% down) and your total PITI payment is also $1,600/month. Over those same 3 years, you’d also spend $57,600. But it’s not all gone. A portion of that has been paying down your loan. After 36 payments, you will have paid down your loan by roughly $15,000 - $20,000 (depending on your interest rate). That’s your equity.

On top of that, homes in the Columbus area have historically seen steady, modest appreciation. While we can never guarantee appreciation, even a small 2-3% increase in value per year on that $250,000 home adds thousands more to your bottom line.

So when it's time to PCS, you sell the house, pay off the remaining loan balance and closing costs, and walk away with a check for your equity and appreciation. For many families, this can be $20,000, $30,000, or even more. That’s a life-changing amount of money that can be used to pay off debt, invest, or use as a down payment on your next home. Or, you could decide to keep the house and rent it out, creating a long-term passive income stream.
